Possession delay is the single most common complaint against under-construction projects. Before booking, review the builder's delivery record on at least two previous projects rather than relying on the current brochure alone.
Check whether the project has clear approvals — environmental clearance, fire NOC and a sanctioned building plan — rather than just a RERA registration, which only confirms the project is legally allowed to sell, not that every approval is in place.
Review the payment plan closely. A construction-linked plan ties your payments to visible progress and spreads risk more fairly than a heavily front-loaded plan.
Ask for the escrow account details required under RERA, which restrict how much of your payment the builder can withdraw before hitting construction milestones.
Finally, get the promised carpet area, floor plan and specification sheet in writing as part of the agreement, not just verbally from a sales executive.
