Super built-up area includes your flat's carpet area plus a share of common spaces — lobbies, stairwells, corridors and clubhouses. Depending on the project, this loading can run fifteen to thirty percent above the usable carpet area.

RERA now requires developers to quote carpet area alongside super built-up area, but pricing headlines are still usually built around the larger number, which makes projects look better value than they are on a like-for-like basis.

When comparing two projects, always convert both to a price-per-square-foot-of-carpet-area figure before deciding — a project that looks ten percent cheaper on paper can end up costing more once loading is accounted for.
